Building Survey Report

Building Surveys provide professional advice on property and construction, detailed and presented in our own prescribed format, often bespoke to cater for the individual clients’ needs.

The report, together with photographs will identify defects and advise on repair and maintenance options.

You are able to speak to the actual Surveyor carrying out your Survey before the inspection. You may have issues or concerns which you would like the Surveyor to consider and pay specific attention to in your report.

If you would like to meet with the Surveyor on site during his inspection, you will be able to arrange this. Just ask.

Once you receive your report, you are most welcome and are encouraged to call the Surveyor so that you may fully understand its’ contents, so you are best placed and fully informed. This will assist you in your decision making process.

Home Buyer Report

The Home Buyer Report previously known as ‘Homebuyers’ survey and Valuation (HSV) was introduced in 2009 and is completed within a standard format as laid down by the Royal Institution of Chartered Surveyors (RICS).

The service we provide includes the Surveyor inspecting the property and reporting on its’ overall condition, providing photographs a Building Insurance calculation and an Open Market Valuation.

This report is not as comprehensive as a Building Survey and is designed to provide the client with a more general overall of the standard of repair of the property at the time of the inspection.

The report is colour coded (a bit like a traffic light system – Red, Amber, Green) to assist you with your decision making process.

Valuation Report

Graham Fitt Surveyors are a firm of Chartered Surveyors and we are also Accredited Valuers.

RICS Valuations – Professional Standards (the ‘Red Book’) contains mandatory rules, best practice guidance and related commentary for all members undertaking asset valuations. The Red Book is issued by RICS as part of a commitment to promote and support high standards in Valuation delivery (also worldwide). The publication details mandatory practice for all RICS members undertaking Valuation services.

When carrying out a Valuation of a property, it would be usual for the Surveyor/Accredited Valuer to carry out both an external and internal inspection of the property and also to take some photographs which would often be attached within the appendices.
