Building Survey Report

A Building Survey report is a detailed inspection and report on the condition of a property, that used to be called a Structural Survey, suitable for all types of buildings, providing an in depth analysis of the construction, materials, defects and repairs. It is suitable for non-traditional buildings such as; metal, timber and concrete framed buildings, dilapidated buildings, extensively altered and extended households, historic buildings and where you plan substantial alterations or intend to extend the property.

This includes a full inspection of all accessible parts of the property and reports in detail upon everything that can be seen. The report can be produced in a bespoke style to suit your requirements and those of the property in question. The report will deal with all parts of the building and covers defects or maintenance issues in detail.

The most thorough survey of the three typically undertaken it provides a comprehensive analysis of the structure and condition of the property, lists defects and advises on repair and maintenance. It is usually undertaken on houses rather than flats.

The main areas of the Building Survey will include:

  • All major and significant faults found within the property, and the implications that these will have on the maintenance of the property in the future.
  • Technical information about how the property was constructed, the materials which were used in the process and comments on their condition.
  • Structural defects such as; subsidence, solid concrete and suspended timber floor settlement, roof spread, lintel failure, leaning walls and analysis of the causes and repairs.
  • Roof and wall defects. Component parts such as windows and external joinery.
  • Rising and penetrating damp.
  • A visual inspection of timbers.
  • A visual inspection of the services.
  • Comments on the feasibility of extending the property and loft conversions.

Proposals for any further special inspections and subsequent work which may need to be done on the property.
